Q: Can I have a house in the Philippines as a foreigner? You can rent one. There is no difficulty in that. Some foreigners even pay for a house, and get their name on the title. BUT, they can’t own the land. The owner of that land can, at any time, refuse them entry. Some foreigners even pay for a house and land, and even get their name on the title. But the legality of that title may not stand up in court, when the Philippine owner of the land kicks them out. Can a Foreigner Buy Property in The Philippines ? Yes Can a Foreigner Buy Real Estate in The Philippines ? No Under the pertinent provisions of the Philippine Constitution only Filipino citizens and corporations or partnerships at least 60% Philippine owned are entitled to acquire land in the Philippines. Let us clarify house would mean having a house and a lot that goes with it – the answer is no. You cannot own a land if you are a foreigner. condominium – it is called as an apartment in some countries. The answer is yes. Foreigners can own a condominium. I do sell condos to foreigners but not townhouses, houses or single detached houses or anything with land. It is not allowed. Unless You have a Filipina wife who will do the paperwork and the buying for you. Not recommending that.
