Same as anywhere in Asia , usually furnished . Pay on time , keep the place clean , sign at least a one year lease , and don't think you are in the West , legalities will not go far in Asia and you are Foreign so forget that part of it . You will learn as you go , if you have a good owner they are great . Loose any Western ideals , particularly USA confrontation , everything must be done peacefully , good english there so language is not a problem . Enjoy , and Sabai Sabai .
