You can buy an apartment in a condominium, as long as not more than 40% of the partments in this house are owned by non-Filipinos. You can buy a house, but not the land it sits on. The maximum you will be allowed to do is a long time lease (IRRC 99 years). Article 10, Constitution of the Republic of the Philippines of 1986 Balikbayan (former Filipinos, who took the citizenship of another country) can own up to 1000 square meters residential land in an urban area and up to 2000 square meters in a rural area.

Apartment yes. Land NO! But a house on land yes. The building only. Make sure it has a clear deed. Deeds are a mess here. Condo’s I think are over priced here. A long term lease on a house is better. Be careful were you move to. Some problems in the south with rebels. Earth quakes & typhoons are common further north. Come here & look around. Live here 6 months to see if you like it here. Find a area you like. Rent make sure. Then start looking to buy.
