Firstly, bear in mind foreigners are barred from owning land in the Philippines, can only own condo in a complex, where foreign ownership does not exceed 30% of total units. If you are Filipino citizen or are fine with your wife / husband to own the land, then there are plenty of nice townhouses with a little land in the front and the back, in Mandalayoung, Quezon City etc to be had for 5–7 million pesos , so starting at around 100 thousand USD and up. It gets significantly cheaper in the south, Cavite and Laguna areas (where daily commute to Manila is still doable I guess), basic townhouse will be in the area of 1.1–1.5 million, decent buildings 2 million and above.

My best guess would be around P5M
