    In Baguio City, we have signs on shops saying “Manila Price” which suggests “fair price” or “cheap price” for materials. It’s cheaper to build a house in Manila. That’s a fact. Building a house with average finish in Baguio costs a minimum of PHP 28,000 per square meter about 5 years ago. It’s now closer to PHP 36,000 per square meter. This does not include the cost of the building permit, what you need to get your local electric company approve your application and other costs. The labor costs for skilled construction workers are higher in Baguio City. If you’re having one built here, it’s best to ask for multiple references. We have very good contractors. However, they’re all very busy because of the construction boom. Because of such high demand, even fake Engineers get projects that are above 10M PHP in cost. Imagine that level of scamming here. Do not hire contractors without a license unless you know have known them for decades. There may be issues even with new buildings. If you encounter a problem with your architect or Engineer, I suggest finishing a house the way locals do. They just hire a few people they personally know and pay them decent contract rate. In our case, our family has workers who lived with us and worked for our kin nearly all their life. They’re very skilled. If you don’t have such people, please hire a very reputable Civil Engineer. You have no other choice.

    Hi Everyone,I moved in Philippines 3 years back with my Filipina wife, we built our house thru a contractor, from my researches back then, the cost of building will definitely depends on the specifications of the house you need, the more requirement the bigger the cost, however, my house I choosed to be in the range of mid to high class, so the cost was 23,000 pesos per sq mt.ofcourse the others not included, such as the plan and registration, tax, building permits, the kitchen cabinets, the land, and the AC, etc these are additionals.time spents to build the house considering consistent follow up and eyes on the construction is 9 months, noting that some contractor will promise less than that but I doubted, they just want to get the deal, my house is 200 sq.mtr. however, unfortunately I am planning to leave the country and I am offering my house for sale, I will update you guys of the update, just to help you understand how much a house can cost and how easy to resell the house if in case. wish you best of luck
