    I’ve had good luck with VRBO for long-term rentals. They cover both Thailand and the Philippines.

    Well I think that joining Facebook groups is a great way to find a condo as well as networking with people. Definitely join some just to get an idea of the costs. Craigslist Bangkok is also good. If it's short term than the airbnb seems like a good choice and finally thaiapartment.com is the best site for budget minded folks. I hope this is helpful. Btw almost every rental is furnished.
